Planning commission rejects subdivision

Red Deer’s municipal planning commission voted down plans for a new subdivision in West Lake on Monday, citing insufficient space for street parking.

Parkland Community Planning Services proposed a 56-lot subdivision featuring detached and semi-detached homes, but requested the minimum 30-metre lot size requirement be relaxed by up to 2.4 metres for some lots, meaning less space for parking on the street.

Citizen-at-large Bruce Jannsen was the first to raise the parking question, but Councillor Frank Wong and city manager Craig Curtis soon chimed in with their own concerns.

“We’ve seen this problem in Glendale and Clearview. . . . Especially if lots are only 25 metres wide,” said Wong.

Planning assistant Martin Kvapil said the original plan was for town houses.

“We felt that, given the cost of the land, that the return for consumers would be better if duplexes were constructed,” he said.

Despite protests that denying the planning would require another Area Neighbourhood Structure Plan and public forum, MPC voted 5-3 against the subdivision application.

“Back to the drawing board,” said Mayor Morris Flewwelling.
